Uruguayan architect Carlos Ott and US studio Cube 3 have revealed the design for Delano Residences Miami, a new 90-storey tower planned for Downtown Miami. The building will rise around 300 metres and be located on Biscayne Boulevard. It will stand close to the future Waldorf Astoria Miami, which is currently under construction.
The Waldorf Astoria Miami was also designed by Carlos Ott in collaboration with Sieger Suarez Architects. It is characterised by stacked glass volumes placed on top of one another. Together, the two high-rise projects will significantly change the skyline of this part of Downtown Miami with a contrast that, according to the architects, is intentional.
The Delano tower has a fluid, canoe-like shape, meaning it is long and gently curved like a boat. The glass façade reflects sunlight and the surrounding city, helping the tower appear lighter despite its height. At the top, the crown curves inward to form a smooth point. Glass layers seem to peel slightly away near the top, giving the structure a sculpted look.
The building is being developed by Property Markets Group (PMG) together with hospitality company Ennismore. It will contain 421 private residences, ranging from studios to larger multi-bedroom apartments. The interiors are designed by New York studio Meyer Davis. Facilities will include a fitness centre, spa areas, pools and social spaces. A public observation deck is also planned, allowing visitors to enjoy panoramic views over Miami and Biscayne Bay.
The project is described as a “vertical resort”. This means the experience of a holiday resort is recreated inside a tall building. Different levels will offer different atmospheres, from wellness areas to restaurants and bars. Terraces will run along both sides of the tower, creating outdoor spaces high above the ground. The idea is to blend indoor and outdoor living, something that suits Miami’s warm climate.
Delano Residences will be the first standalone branded residences for Delano Hotels. Branded residences are private apartments linked to a well-known hotel or luxury brand. Owners often receive hotel-style services such as concierge support, housekeeping and access to global membership programmes. The Delano name is strongly connected to Miami. The historic Delano Miami Beach first opened in 1947 and became famous for its design and nightlife scene.

The new tower forms part of a wider transformation of Miami’s skyline. The city already has more than 300 high-rise buildings and the third-largest skyline in the United States. Currently, the tallest building is Panorama Tower, which reaches 265 metres. Several new projects aim to go even higher, as developers compete to create Miami’s tallest structure.
Among them automotive brands are joining the trend as well: Mercedes-Benz Places will feature hundreds of residences inspired by the company’s design language, while Bentley Residences includes a patented car elevator that transports vehicles directly to private garages. On Miami Beach, luxury hospitality group Aman is developing Aman Miami Beach. This approach to branded living is part of a growing global trend: Mercedes-Benz, for example, has also announced similar branded residences in Dubai, combining design, lifestyle, and exclusive services.
With construction expected to take around five and a half years, Delano Residences Miami reflects both architectural ambition and the growing demand for branded living in the city.
