<p>A private Greek island in the Ionian Sea is set to go under the hammer in November with a starting price of just €247,000, drawing attention from would-be buyers of off-grid retreats as well as investors tracking Europe’s niche real-estate market.</p>



<p>The island, Makri, is part of the Echinades archipelago and has been repeatedly revalued over the past few years after initially being marketed as a high-end tourism opportunity. According to reports, it was previously listed at around €8 million before successive auctions and reassessments sharply reduced its estimated value, reflecting strict development limits and legal constraints tied to its protected status.</p>

<p>Makri is described as a largely untouched, uninhabited island with only a few abandoned structures remaining, including a small house, a water cistern and a chapel. It was designated as private land since 1985, with varying recorded surface areas between 956 and 1,300 hectares.</p>



<p>Its appeal is less about luxury and more about isolation, aligning with broader <a href="https://traveltomorrow.com/deadzoning-the-travel-trend-encouraging-travellers-to-switch-off-and-recharge/" type="link" id="https://traveltomorrow.com/deadzoning-the-travel-trend-encouraging-travellers-to-switch-off-and-recharge/" target="_blank" rel="noreferrer noopener">deadzoning travel trends</a> that emphasise digital detox experiences, recharge and connection with nature.</p>



<p>However, the island’s protected classification significantly restricts what any future owner can do with it. It is also classified as forest land and falls within the EU’s Natura 2000 network of protected areas, meaning only minimal infrastructure and agricultural activity are permitted. Large-scale construction, including resort development, is effectively off the table.</p>

<p>That limitation is central to why the valuation has changed so dramatically. Earlier assessments assumed broader development potential, but later evaluations highlighted environmental protections and zoning restrictions that dramatically reduce commercial possibilities. As a result, what was once promoted as a potential luxury investment has become a far more niche asset, appealing primarily to those seeking private land ownership and seclusion rather than development opportunity.&nbsp;</p>



<p>The upcoming auction is scheduled for 13 November 2026. Despite its low starting price compared to earlier listings, following a seizure for €60,000, potential buyers will need to factor in the island’s isolation, lack of infrastructure, and strict environmental protections. In practical terms, Makri offers a rare chance to own a private piece of the Ionian Sea — but not to reshape it into a developed resort destination.</p>

<p>A whole village in Ireland, complete with five cottages, historic buildings, an artist’s studio, a library, a theatre, restaurants, and spa and yoga facilities, is up for sale with Sotheby’s, to buyers with a spare €20 million to spend.</p>



<p>The Village at Lyons, just 30 minutes by car from the Irish capital, sits on the Grand Canal between Dublin and the River Shannon. The eight-hectare estate stands where an early medieval royal site and a flour mill once lay.</p>

<p>The site fell into disuse and disrepair after a fire at the mill, but was purchased by Tony Ryan, the founder of Ryanair, in 1996, and renovated and restored by craftspeople for an estimated IR£80 million. It is now owned by businessman Barry O&#8217;Callaghan, who bought it in 2016, after Ryan’s death. It has been operating as a five-star hotel and wedding venue under the name Cliff Lyons.</p>



<p>It now promises a lucky new owner both grandeur and the good life. Impressive gates give way to a tree-lined approach among established gardens, lakes, orchards, and water fountains, as well as an outdoor Zen lounge and full spa, plus a hot tub and a yoga space.</p>

<p>A home theatre, artist’s studio, a billiards room, and library ensure buyers will get their dose of culture and entertainment, while the sleeping accommodation includes 47 rooms, including in seven self-catering, two-bedroom cottages covered in climbing roses, four larger estate lodges, and four apartments. It should be noted that the 10-bedroomed main house, a Georgian neoclassical gem, is not for sale at this time.</p>



<p>The village decor, however, boasts period features, including vaulted and cathedral ceilings, ornate fireplaces, arched and round windows, portraits, cottage and castle-core fabrics and colours, and modern bathroom and kitchen fixtures and fittings. And for those who prefer to let someone else do the cooking, dining, and hospitality venues, such as the Pantry Coffee Shop, the Orangery, and the high-ceilinged Shackleton Mill, are intact. Aimsir, a two-Michelin-starred on-site eatery, closed in early 2025.</p>

<p>A 23-story luxury hotel on one of Miami’s most exclusive locations was demolished in less than 20 seconds on a Sunday morning, 12 April, as destruction crews carried out a carefully planned implosion to clear the site for a new development.</p>



<p>The former Mandarin Oriental hotel on Brickell Key, a man-made island near downtown Miami, collapsed shortly after a series of explosive charges detonated around 8:30 am, marking the largest building implosion in the city in more than a decade, according to officials.</p>

<p>A crowd gathered at a safe distance along the waterfront and nearby areas, cheering and recording the moment on their phones as the structure’s frame collapsed and sank into a rising cloud of dust. Some viewers wore masks, while residents living within 800 feet (244 meters) of the site had been instructed to remain indoors with windows and doors closed during the blast.</p>



<p>The building, which opened 25 years ago, had long been a staple of Brickell Key’s skyline. Its demolition followed nearly two years of planning and coordination among developers, contractors and city authorities, who selected implosion as the safest and most efficient method to bring down the structure while limiting disruption to the surrounding area.</p>

<p>Moments before the collapse, the blue- and pink-colored pyrotechnics lit up near the top of the building, marking the start of the dramatic implosion. Within seconds, the building folded inward and disappeared into a dense plume of debris.</p>



<p>The site is slated for redevelopment into The Residences at Mandarin Oriental, Miami, a two-tower luxury hotel and residential complex expected to be completed by 2030, according to the developer Swire Properties.</p>

<p>The north tower, rising on the site of the former Mandarin Oriental, will house the new hotel, while the south tower will feature 228 condos, which are already on the market. Prices for the residences range from $4.9 million to $100 million.</p>



<p>The project is part of a broader wave of high-end real estate development in the area, driven by demand for upscale housing and hospitality offerings.</p>

<p>Bjarke Ingels Group (BIG) has completed a trio of luxury villas in Japan using rammed earth construction, marking the studio’s first built project in the country and a significant addition to the growing network of high-end “NOT A HOTEL” properties.</p>



<p>Named NOT A HOTEL Setouchi, the development is located on the remote island of Sagishima in Japan’s Seto Inland Sea and comprises three villas embedded into a 30,000-square-metre coastal site. The project also includes a beachfront restaurant and private beach, with the architecture designed to merge closely with the island’s mountainous terrain.&nbsp;</p>

<p>&#8220;The archipelago around Sagishima is like a Japanese landscape painting. Steep rolling hills covered in lush green vegetation erupt from the tranquillity of the Seto Inland Sea. The four pavilions are conceived as extensions of the dramatic topography,&#8221; said BIG founder Bjarke Ingels.</p>

<p>The villas are constructed using soil sourced directly from the site, applied through the traditional rammed earth technique, allowing them to appear carved out of the landscape, smoothly integrated into the hillside’s natural topography.</p>



<p>BIG arranged the three four-bedroom residences along the natural contours of the hillside, following existing infrastructure and unfolding “like a ribbon” across the terrain. Each villa is named according to the degree of panoramic view it offers — 180, 270 and 360 — reflecting the project’s emphasis on framing vistas of the surrounding archipelago.&nbsp;</p>

<p>The design draws on both Scandinavian and Japanese architectural traditions, combining contemporary forms with references to traditional elements. Large glass facades reinterpret shoji screens, blurring the boundary between interior and exterior. The roofs are topped with low-reflective solar tiles that reference traditional Japanese roof forms, while adjustable facades and overhangs are used to support passive cooling strategies. Rainwater is collected on site and reused for landscape irrigation.</p>

<p>The homes are organised as open-plan living spaces, with Japanese-style baths, storage set within separate skylit pods, and heated infinity pools. Subdued colour palettes are paired with black slate flooring that references the proportions of traditional tatami mats.</p>



<p>&#8220;The project stands as a remarkable convergence of Danish design and philosophy, traditional Japanese architecture, and the technical sophistication and construction precision of contemporary Japan,&#8221; said Ryohei Koike, BIG associate.</p>



<p>Each villa responds to its specific position on the site. The 360 villa sits at the highest point and is arranged as a ring around a central courtyard, offering uninterrupted views in all directions. The 270 villa frames a wide panorama and incorporates outdoor leisure areas including a pool, sauna and firepit, while the 180 villa follows the curvature of the shoreline at the water’s edge.&nbsp;</p>

<p>Bjarke Ingels described the project as an exploration of contrasts between openness and enclosure. “On one hand, each home is like an inhabited view, open and extroverted,” he said. “On the other, their spinal walls outline a private and protected space — open only to the sky.”&nbsp;</p>



<p>Landscape restoration formed a key part of the masterplan. Indigenous vegetation was harvested and temporarily removed during construction and later restored, including native grasses, olive trees and lemon trees, in an effort to return the site to its natural state.&nbsp;</p>

<p>The project represents a milestone for BIG, not only as the studio’s first completed work in Japan, but also as a synthesis of cultural influences. According to the studio, the villas seek to balance “traditional and modern” approaches, forming a striking architectural statement while pushing forward the luxury hospitality sector in Japan.</p>

<p>Buying a house is rarely cheap, but not all areas are created equally. A new list shows the most expensive streets in the UK, where houses sell for well over £1 million on average.</p>



<p>British online real estate property portal Rightmove has published the results of its 2026 <a href="https://www.rightmove.co.uk/press-centre/britains-most-expensive-streets-revealed-3/" target="_blank" rel="noreferrer noopener">Most&nbsp;Expensive&nbsp;Streets report</a>, based on recent market data and including&nbsp;streets where at least five homes have been available for sale&nbsp;across January 2026.&nbsp;</p>

For that price, one might expect no less than 10 bedrooms, a steam room, a swimming pool, and a decoration inspired by Versailles.&nbsp;</p>

<p>As season five of <em>Emily in Paris</em> hits screens, it revives a well-worn fantasy: the perfect Italian village, far from the hustle and bustle, timeless, self-contained and untouched by mass tourism, set among green hills, sheep pastures and olive groves. More than a few have imagined starting over somewhere like the fictional &#8220;Solitano.&#8221;</p>



<p>While Solitano exists only on screen, Radicondoli is very real and more than happy to welcome newcomers.</p>



<p>Located in the heart of <a href="https://traveltomorrow.com/tuscany-is-giving-e30000-to-people-who-move-to-its-hills/" target="_blank" rel="noreferrer noopener">Tuscany</a>, around 40 minutes from Siena and an hour from Florence, Radicondoli is actively seeking to reverse decades of depopulation. Once home to 3,000 people, the village now has just 996 inhabitants, and over a fifth of its houses are empty. Like many Italian towns, its population began shrinking in the 1950s when younger generations left for cities in search of work. Today, local officials say that there are three times as many deaths as births each year. </p>

<p>In an attempt to breathe new life into the streets, cafés, and schools, Radicondoli launched an incentive scheme in 2023, offering up to €20,000 to individuals willing to purchase and reside in the village, along with an extra €6,000 to offset costs related to heating and transportation.</p>



<p>This year, the town has gone a step further. Until the end of 2026, new residents who choose to rent rather than buy will have half of their rent covered for the first two years.</p>



<p>Mayor Francesco Guarguaglini told CNN that the results so far have been encouraging but insufficient. &#8220;We’ve earmarked more than €400,000 this year to support new home purchases and rentals,&#8221; he explains, &#8220;alongside other measures such as financial aid for students, commuters using public transport, and residents subscribing to green energy.&#8221;</p>

<p>He adds that the scheme differs from Italy’s well-known one-euro house initiatives in that properties in Radicondoli retain real value. Homes typically sell for between €50,000 and €100,000, are generally in good condition, and feature exposed wooden beams, stone walls, and traditional brickwork. He says that renovation costs rarely exceed €10,000.</p>



<p>In practical terms, this means that a one- or two-bedroom apartment in the historic centre could cost as little as €30,000 once incentives are taken into account. Larger properties on the outskirts include former merchants’ palazzi and farmhouses surrounded by olive groves and vineyards.</p>



<p>The only condition is commitment: buyers must live in Radicondoli for at least ten years and renters for four.</p>



<p>&#8220;Since launching the programme, we’ve supported 23 property purchases and welcomed around 60 new residents,&#8221; says Guarguaglini. Most of the new residents are Italian, but a handful of foreigners, including Belgians, have also settled in the village.</p>

<p>The town is open to tourism, too. New residents are permitted to offer short-term rentals, and entrepreneurs can access financial aid for renovations and rental loans.</p>



<p>Dating back to the 14<sup>th</sup> century, Radicondoli was once a hub for wool production and still retains its cobbled streets, terracotta roofs, and medieval walls. Local cuisine includes ribollita, handmade pasta with wild boar or porcini mushrooms, and traditional cured meats. Visitors can explore the historic centre, attend folkloric festivals, or hike or cycle through the surrounding countryside. They can also visit the local energy museum.</p>

<p>Radicondoli is also &#8220;green.&#8221; The village uses locally produced geothermal energy and receives royalties from a national energy provider. &#8220;It is quite a wealthy village,&#8221; notes Guarguaglini, &#8220;despite many people having left.&#8221;</p>



<p>Across Italy, the challenge remains vast. It is estimated that the country has around 8.5&nbsp;million unused homes. Tuscany is now offering between €10,000 and €30,000 to people willing to move to villages with fewer than 5,000 inhabitants, while Sicily and Sardinia are continuing to sell properties at symbolic prices on the condition that buyers renovate them within a fixed timeframe.</p>

<p>One of the most notable properties for James Bond fans has just hit the market in the United Kingdom. While the house in itself was not featured in any of the movies, the current owners added an almost never-ending list of nods to the franchise to the villa while it was renovated.</p>

<p>According to the <a href="https://www.fineandcountry.co.uk/bawtry-estate-agents/property-sale/6-bedroom-detached-house-for-sale-in-nottinghamshire-retford-london-road-skyfall/4377227" target="_blank" rel="noreferrer noopener">listing by Fine &amp; Country</a>, interior decorator Jamie Hempsall was responsible for carefully piecing together the puzzle that is the Skyfall mansion. The 007-theme can be found throughout the property, from the Skyfall plaques at the gate to the James Bond wallpaper in the galleried landing and the metal railings around the bay windows at the front of the house, which are a direct replica of James Bond’s apartment in the <em>Spectre</em> movie.</p>



<p>While most of them are not included in the £2.95 million (€3,397,052) asking price, the current inhabitants of the house also have an impressive amount of memorabilia in their possession. For example, the leather chair in the master suite can be seen in the <em>Spectre </em>movie, and the individually numbered and plated etched bricks from the original Aston Martin Lagonda Newport Pagnell Factory are set into the snooker room’s fireplace.</p>

<p>Aside from its James Bond theme, the mansion in itself is quite the opulent residence. Spanning over 867 square meters, the house has six bedrooms, five bathrooms, a garage fitting three cars, a movie room, a conservatory, a gym, a drawing room, and much more. All spaces show luxurious finishes, from solid wood to natural stone. According to the agent James Stock from Fine &amp; Country, the handmade kitchen should be considered the heart of the home.</p>

<p>Professional services network Deloitte has published its annual European Property Index, giving an overview of the housing market in Europe. As per usual, the document gives real estate professionals, economists, students, journalists, and policymakers a comprehensive overview of the housing market. Part of the study consisted of determining the cheapest and most expensive cities to buy a property in Europe, based on the average gross annual salary.</p>



<p>For its 14<sup>th</sup> edition of the <a href="https://www.deloitte.com/content/dam/assets-zone2/cz-sk/cs/docs/services/financial-advisory/real-estate/property-index/2025_ADV_Property-index_online_22082025.pdf" target="_blank" rel="noreferrer noopener">European Property Index</a>, Deloitte made some changes to the usual approach. Firstly, the company put a stronger spotlight on the local character of housing instead of focusing on the national markets, and secondly, the report covers a record number of participating countries, with Albania, Finland, and Türkiye joining the ranking. The way in which the Index was calculated, however, remains unchanged.</p>



<p>“At its core, the Property Index aims to offer a comprehensive analysis of the factors influencing housing markets, while taking into account the varied economic and social contexts of each country and region. It systematically compares residential property prices and rental levels across multiple European nations and key cities, providing both a broad overview and detailed benchmarks that help make sense of a highly diverse market landscape”, Deloitte explains.</p>

<h3 class="wp-block-heading"><strong>Standardised criteria</strong></h3>



<p>In order to determine the cheapest and most expensive cities as far as owning a property is concerned, the Deloitte experts calculated the number of average gross annual salaries required to buy a standardised, newly-built, 70 square-meter apartment. While this doesn’t coincide with the average price per square meter, it takes into account the average income, thus giving a more standardised overview.</p>



<p>“It is essential to highlight that housing affordability is shaped not only by property prices, but also by local wage levels. In some cases, even cities with high property values may offer improved affordability due to corresponding growth in average gross salaries. Therefore, the balance between income growth and housing cost inflation remains a crucial factor influencing housing accessibility across Europe”, the European Property Index.</p>



<p>According the the data collected by Deloitte, Amsterdam ranks as the least affordable city to own a home. In the Dutch capital, residents need 15.4 average gross annual salaries to purchase a 70 square-meter new home. The top three are completed by Athens (15.3) and Prague (15). On the other side of the ranking stands Turin, with 4.9 average gross annual salary. Odense (4.9) and Manchester (5.3) are close competitors as far as affordable housing is concerned.</p>



<p>As the ranking was based on new homes of a certain surface, the calculation might not always be representative of the entire housing market in a city. Some cities are known for having notoriously small homes, while others may not have many new builds. Property prices can thus still heavily differ from Deloitte’s European Property Index.</p>

<p>Villa Certosa, Silvio Berlusconi’s lavish Sardinian retreat, notorious for hosting his “bunga bunga” parties, has now been listed on the luxury real estate market. Estimated at around €500 million, the property ranks among the most expensive private residences in the world.</p>



<p>According to local newspaper <em>La Nuova Sardegna, </em>negotiations are underway, though Berlusconi’s holding company, Fininvest, has emphasised that while “various expressions of interest” are being reviewed, no deal has yet been finalised.</p>



<p>Now owned by Berlusconi’s five children following his death in 2023, the estate is being marketed by Sotheby’s International Realty in collaboration with Knight Castle Real Estate. Originally acquired in 1980 and once known as Villa Monastero, the luxury estate hosted a long list of celebrities and world leaders — including Vladimir Putin, George W. Bush, and Tony Blair.</p>

<p>Dubai has recently announced its plans to build a new island on its coastline near Burj Al Arab. Named Naia Island, the new establishment will include private villas, beachfront residences, estate plots, and private beach access at the Cheval Blanc Maison Hotel.</p>



<p>Although the project is expected to welcome its first guests in 2029, the precise timeline remains unclear. Early work should begin before the end of 2025, with construction and operations rolling out in phases.</p>



<p>The new luxury island will be developed by the real estate company Shamal Holding, responsible for the creation of other notable Dubai projects such as Dubai Harbour and the Dubai Design District, in partnership with Cheval Blanc. A highlight of the new establishment and the community will be the first Cheval Blanc Maison in the Middle East. The hotel, part of the LVMH group, known for its custom experiences, modern design, and refined luxury, is expected to be a key player in Dubai&#8217;s high-end hospitality scene.</p>

<p>According to Dubai Media Office, Naia Island will be connected to the UAE’s principal road network.</p>



<p>“This marks a defining chapter in our vision to create meaningful experiences, and an exciting step forward for Shamal as we continue to curate pioneering firsts that reinforce Dubai’s position as a global benchmark for exceptional, world-class living,” said Abdulla Binhabtoor, chief executive of Shamal Holding.</p>



<p>Featuring 30 suites and 40 private pool villas, the hotel will also boast a scenic view of Dubai’s landmarks. Shamal Holding also stated that the island will be a combination of nature and architecture, creating a high-end experience for both residents and visitors. It is also expected to help achieve the Dubai 2030 vision.</p>

<p>The island’s amenities will include signature dining venues, specialised wellness retreats, and a private marina that can accommodate superyachts up to 50 metres. The marina will include a dedicated yacht club and concierge services. Additionally, the wellness facilities will also feature overwater spa suites, thermal circuits, and holistic programs created with top international experts. Beyond these offerings, the Naia will feature waterfront promenades, boutique retail shops, curated art installations, and shaded walkways.</p>
